What to Avoid When Remodeling Your Home - Poway Home Tips

When remodeling or improving your home, you should stop and look at the future before you make any decisions. Some day, your investment will have to be sold. And you will want to get as much out of it as you have put in it.

There are things that just hurt a home when you are trying to sell it. These are items that really seem important to you, but the majority of buyers don't want.

The number one example is a swimming pool. I would love to have an in-ground swimming pool at my house. But I know that it would not be a good investment.

It is expensive to clean, maintain and buyers aren't looking for swimming pools. Buyers don't want the troubles or the energy bills that come with swimming pools. Lenders don't include pools in the mortgage appraisal, so it really has no value to your home.

Another thing that can hurt you is overexpanding your home. Yes, buyers are looking for space, but you can have too much space. If you add on a family room, you are likely to see a 83% return on your investment. It costs you when you don't get back 100%. Adding a master suite to a home will grant you a recovery of only 80% of the cost of the addition.

It gets even worse if your additions make your home much larger than those in your area. This hurts your appraisal value, as there are no other homes of your size to compare to.

You shouldn't go too crazy with your changes either. Yes, there are a lot of people that would find a basement that looks like an old-time western saloon quite charming. But would they want to buy it? What if the basement was extra storage and a family room instead?

You would think that a home office would be a good addition. So many people work from home. Yet, it probably isn't wise to totally outfit a room to be an office by installing a workstation and office storage. You will recoup an average of 73% of your investment, according to the National Association of Realtors.

Another thing to avoid is doing too much by yourself. Shoddy or handmade workmanship will not benefit you. I know a couple that painted their brand new home themselves. The job was not great, as you can see paint on the ceiling throughout the home. Plus, the colors are quite unusual. To sell their home, they may find that it would have been better to have a professional paint in a neutral color scheme.

Try to keep your decor in your personal belongings, not the home itself. Faux finishes are lovely, but if they are too unusual, they may be a sticking point. You may love unusual colors, but remember, hot pink walls are not for everyone.

When you know you will be selling your home, it helps to spend your time only on renovations that will pay you back. Do the most important projects first.

The projects that show the greatest return at resale are improvements to siding, windows, kitchens and bathrooms.

A midrange bathroom renovation can give you a 102% return on the investment. An upscale bathroom renovation can recoup 93% of the cost. A midrange kitchen improvement will recoup approximately 91% of the cost. Minor jobs return 99%.

Keep in mind that the most important improvements aren't those that add to your home, they are those that maintain the home. Make sure the paint is in good condition, the gutters are clean and the lawn is kept up. Keep track of annual checkups, such as the heating and air servicing, and make sure you include the info when you are trying to sell your home. A well-maintained home is always a good seller.

Do-It-Yourself Earthbag Building - Yes You Can!

The two largest obstacles to home ownership are expensive building materials and overly complex construction methods that require specialized skills and equipment. The problem is so acute that over 70 percent of Americans are unable to afford contractor-built homes. With the current downturn in the economy and the loss of millions of jobs, the housing situation in the U.S. is definitely taking a turn for the worse.

Everyone needs a place to live - shelter is a basic need. But since the current system is bypassing the vast majority of the population, it's time to investigate simpler, more affordable building methods.

The answer may be right under our feet (earth). That's right; building with earth is a timeless building tradition with some structures lasting many hundreds of years. Over a third of the buildings in the world are earth structures. Earth is probably the least expensive building material (literally dirt-cheap), and therefore holds enormous potential for solving our housing crisis. Some may assume earth buildings are just mud huts. Far from it! If your background isn't in architecture, you may not be aware of the amazing diversity of earth structures. There are many earth building methods - adobe, rammed earth, CEB and so on. This article explores the growing popularity of earthbag building (also called sandbag building) and how it can be used to provide affordable housing that's simple enough for do-it-yourselfers to build their own home. By using dirt-cheap building materials (earth, sand, gravel, recycled materials, etc.) and eliminating expensive contractors and specialized equipment, the cost of construction can be slashed to a fraction of conventional housing costs.

Earthbag building has it's origin in military sandbag building. For about 100 years, the military have been building durable, blast and bullet proof structures out of sandbags. Also, sandbags have been used for many years to hold back floodwater. Today, builders are using the same basic process of filling, stacking and tamping bags to build a wide variety of structures the world over - beautiful homes, offices, shops, schools and more.

Besides affordability and durability, the other main advantage is simplicity of construction. What could be simpler than filling and stacking bags of earth? The main skills can be learned in a few minutes simply by being shown or watching a video. Almost everything you need to know is available free on the Internet. And most people already have the basic tools around the house - shovels, buckets, garden hose, ladder. The other few tools required can be made quickly and easily or purchased inexpensively.

Here are just a few ways of saving money by building with earthbags:

  • Recycled bags are readily available in most places. Polypropylene or burlap bags are ubiquitous, being used for all types of grain, fertilizer and animal feed, and sometimes for concrete, plaster and other products. Talk to local farmers and feed supply outlets.
  • Misprinted bags are often available direct from manufacturers at greatly reduced prices. Between misprinted bags and recycled bags (in good condition) you can cut the main expense of earthbag building to almost nil.
  • No special mix is required. Most soils, including those on or near most building sites, are adequate or can be adjusted with sand or clay to create an appropriate mix. This makes the other primary material for earthbag building basically free or close to it.
  • You can order special mixes of earth from sand and gravel producers, such as road base and reject fines, at very low prices. The main expense is delivery, but this has to be weighed against your time and effort to dig it from the ground. Spending $200-$300 for delivery of an excellent mixture free of large rocks and roots can save hundreds of hours of hard labor. And, they'll dump it in piles around the building site to speed construction and save even more work.
  • No need for a typical concrete foundation. Earthbags filled with gravel make an excellent foundation. This step alone can save you thousands of dollars.
  • Build an insulated earth floor and save thousands more. Sealed earth floors can last hundreds of years. Think of all the wood, plywood, linoleum, etc. that can be saved.
  • Use earth plaster and save thousands more. With wide roof overhangs of 36" or so, earth plaster will hold up very well in most climates, requiring only minor maintenance.
  • Use recycled materials whenever possible. Door and window forms, for instance, can be made from scrap wood from pallets, discarded barrels or tires. Sinks, tubs, doors, hardware, shelving, tile and many other components can be salvaged for very low cost.

What Is Medium Density Fiberboard

Medium density fiberboard, also known as MDF, is type of wood that is similar to particleboard. It is made out of wood waste fibers glued together with resin, heat, and pressure. Medium density fiberboard can be used for a variety of projects because of its characteristic it is smooth and uniform consistency. It also will not warp which makes it an ideal choice for cabinetry and molding projects. The MDF is often used in place of plank wood, particleboard or high density fiberboard because when sawed it produces a fine even edge. Because of how smooth the surface is, it takes well to painting and only needs a primer and two coats of paint to have an attractive finish unlike some other wood products that may require more sanding and additional coats of paint. Because it does not warp, it is also used quite a bit in bathrooms for cabinets or in other high humidity applications.

Home builders, cabinet makers and carpenters use medium density fiberboard for furniture, shelving, flooring, molding and doors. The wood is very versatile and can be used for a number of applications. It is used often for doors because it insulates sound and heat very well. Taken in conjunction with its smooth surface and ability to take paint well, it is an ideal material for doors. The only drawback to medium density fiberboard is the resin that is used to strengthen the wood. When medium density fiberboard is used for cabinets and other wood working projects, it is very often covered in a veneer or laminate of real wood to disguise the MDF, especially along edges that may be visible. MDF is also a great wood to use for those who are environmentally conscious. Because it is made from scraps and other waste products it is friendlier to the environment. Most home repair manuals have general solutions and advice and can solve most of the problems around your home. If they can't solve all of the problems, they can probably save you from major catastrophes like a water leak.

Most of the time it's not the water leak that will cost the most money, it's the damage the water will do to your furniture, carpeting, wood flooring, walls or ceilings. A little information and preparation can save you a lot of money in the long run.

Southern Living Ranch Home Plans For Traditional Southern Comfort

When one thinks of Southern style architecture, a number of motifs come to mind, such as a grand front porch flanked by white pillars and an elaborate staircase leading up from the front hall. However, there are many styles of architecture associated with the America's south, ranging from Spanish mission house plans to French Creole style through American Federal architecture, as well as traditional plantation homes. The one common denominator in Southern style architecture is charm. And the accent of Southern architectural charm is the genteel, slow-moving lifestyle which it suggests.

Antebellum architecture has reference to the elegant plantations residences constructed in the Southern United States from the Revolution until the Civil War. The term "Antebellum" refers not so much to a particular style as it does to a place and a time in history. The features distinctive of Antebellum architecture were brought into the South by English settlers who advanced into the region following the 1803 Louisiana Purchase. The majority of Antebellum houses follow the Greek or Classical Revival styles; or else the Federal style, with its grand symmetry balanced around central entrances both front and in the rear; and with balconies and decorative pillars and columns.

Aficionados of the film Gone With the Wind may believe that Scarlett O'Hara's Georgia plantation house is typically indigenous to the South. But that type of antebellum architecture, with the expansive front porch and white pillars, is in fact derived from Greek and Roman architectural style. This style was common from the late 1700's through the middle 1800's throughout the U.S., not only in the South. However, the largest number of these Greek Revival houses survived there because the economy of the South was depressed following the Civil War, so Southern homeowners weren't able to afford to remodel or change their southern living ranch home plans, as was being done in the North. After World War II the Southern economy improved, but by then homeowners spent their money in restoration rather than replacement.

Some distinctly regional architectural styles emerged in the South, including Charleston Single. This Federalist influenced style usually had a central hallway which was flanked by several rooms on each floor. The houses were turned so that two doors to the outside as well as a front porch were facing the street, and the windows and doors were oriented to allow in breezes. Wealthy Charlestonians constructed of brick, while the less affluent made do with wood construction. Another distinctive regional architectural style was the French Creole style, which intermingled influences from the West Indies by way of France and Spain. This style emerged late in the 1700's and is best exemplified in New Orleans. These homes have hipped roofs, porches or galleries, French windows, and wrought-iron or wooden columns (and detailing).

In the mid-twentieth century the distinctive Southern style met and blended with prairie house building plans designed originally by Frank Lloyd Wright and his followers. These low-profile, wide-windowed, single-story homes were designed to blend in to their environments. Some of the box-like mass-housing built along these lines following World War II has proven functional in the warm Southern climate as well as revolutionary in design.

Southern living ranch home plans are the latest adaptation of traditionally Southern styles such as Spanish mission house plans. Whether traditionally styled or whether following the modern prairie house building plans style, the distinctive charm of Southern architecture is its accent on Comfort.

Youve decided on your building project, whether new construction or remodeling. Perhaps you have chosen a new building to house your business, and you will need either a general building contractor or a metal building contractor.

Carefully choosing the right home building contractor is important to the success of your project, while an unqualified contractor can turn your plans into a nightmare. Here are some tips for selecting the right contractor for the job:

A candidate should have a valid building contractor license, and up-to-date liability insurance. Ask to see certificates; check with your local licensing authority for past problems or violations pertaining to any potential candidate.

Exterior Waterproofing And Drainage DOs And DON'Ts

Keeping water away from your foundation is a good way to prevent it from leaking through to the basement. However, this helpful technique is not the single answer to fixing a wet basement. Basement Systems has outlined some tips on lightening the load on your sump pump with these foundation waterproofing tips.

What Causes Foundation Leaking?

A home's foundation has the odds stacked against it from the day it's built. When a home is excavated to make room for the foundation walls, space is left between the outer edge of the foundation wall and the earth around it. This area is then backfilled with excavated soil, creating an area of loose, fluffed earth. This earth is more absorbent than the unexcavated soil around it will ever be, and because of this, a false water table is created around your home. In most yards, whenever it rains, more water collects in the area immediately around your foundation than anywhere else.

As this water builds up, it exerts pressure on the foundation walls. This water will pass through the foundation walls in any way it possibly can- through cracks in the foundation walls, the basement or crawl space floor, or most often through the foundation wall floor joint. Additionally, water can be pushed through porous concrete and grout, entering the basement or crawl space in the form of dampness and humidity.

In order to solve this problem, water must be kept away from the area around the foundation whenever possible. And when this isn't possible, that water must be removed.

Foundation Soil Grading

Over the course of several years, the excavated soil around the foundation will begin to settle. As it does, it will create a "dip" in the yard around the edge of the foundation that will collect water from rain and snow. This encourages water to collect around your foundation and will make your problem even worse.
If your foundation soil is pitched towards your home, it's recommended that you add dirt to the area until the slope moves away from the house (this is known as "grading"). This soil should be dense- preferably clay soil. Adding sand and mulch will drain water straight through and around your foundation, ultimately making the problem worse. It's also important to make sure that the soil does not reach up to the siding. A four-inch gap between the soil line and the siding will ensure that it will not rot or become a pathway for termites and carpenter ants seeking to enter your home.

Curtain Drains

If a home's yard is located at the bottom of a steep hill or incline, then curtain drains are often installed somewhere along the edge of the incline. Curtain drains are created by digging a trench in the yard some distance from the foundation. Once dug, a pipe is laid in these trenches. Stone covers the pipe and fills in the area, appearing as a stripe of stone in the yard. While these drains are an effective way to limit water pooling in the yard, they don't stop water from reaching the foundation from other directions around the house, nor do they stop water from reaching the foundation from the sky or passing through the ground beneath the drain. In short, they're a poor way to keep a basement dry. Water will continue to build around the foundation, and it can still easily make its way into your basement. And while curtain drains prevent pooling on the short-term, these drains can clog with dirt and roots quickly and are not a reliable first line of defense.

Supercharge Your Water Heater

Have you ever had to stand shivering in the cold morning air waiting for hot water with your arm outstretched, fingers extended into the cold stream of water. It seems to take forever for the water to get hot. Speed up your hot water with a hot water circulating system.

Traditionally, if you had a hot water circulating system, it meant that you had a hot water pipe that ran in a big loop from the outlet of the water heater to each fixture one after the other, and then back to the inlet of the water heater through a small pump. By continuously pumping water through the loop you have instant hot water at every fixture.

This is very convenient. Hotels and motels have hot water circulating systems; otherwise it could take hours to get hot water with such long pipes as they have.

However, instant hot water is also very expensive. Not only do you have to pay for the energy to run the pump continuously for long periods of time or even full time, but you also have to pay for the heat energy being radiated into the environment from that big loop of hot water piping. The cost of heating the water is considerably more than the cost to run the pump.

There are a number of manufacturers producing hot water circulating systems that utilize the cold water line as the hot water return line.

Some of these pumping systems use small pumps that pump water very slowly, and are temperature controlled. The pump turns on when the water temperature drops below a set point, and then shuts off when the water temperature in the pipe reaches another set point. This keeps the water your entire piping system full of luke-warm water. The water is warmer near the water heater and colder the further you get from the water heater, but it is tepid through out the piping system.

Most folks don't really want the cold water pipe full of warm or tepid water. You don't get "Instant Hot Water" as the manufacturers claim. I think they should be honest and call them "Instant Tepid Water Systems". The Lang Auto-Circ and The Grundfos Comfort System are two such systems, and the Hot Water Lobster is another. The Hot Water Lobster doesn't have a pump, but relies on the fact that hot water rises, and the Lobster valve has to be substantially higher than the water heater for the system to work.

Unfortunately these systems consume much more energy since you are heating that big loop of piping and return line and its surroundings. The cost of the energy will far outweigh any monetary savings from the water conservation aspect.

Another class of systems that use the cold water line as the return line is the "Hot Water Demand Systems". These systems only pump the water to the fixture when hot water is "demanded" by the user. The pumping costs are small; typically demand systems use less than $2.00 per year in electricity costs. This is because they run for such a brief time, typically less than 1 minute per use.

When the user turns on the pump it runs until hot water reaches the fixture and then the pump automatically shuts off. The cold water line does not end up full of warm water.

With the demand system the energy consumed is no more than if the user just ran the tap as normal. Hot water is not being circulated. And since the hot water is not being circulated it does not affect the life of your tankless water heater or the warranty.

The water is pumped more quickly than if you ran the faucet full throttle. You save time, water, energy, and money!

There are at least three manufacturers of demand systems, Metlund, RedyTemp, and Chilipepper. The Chilipepper will run any tankless water heater. Some models of the Metlund system will run tankless water heaters, and some won't, so be sure to inquire before you make a purchase. The RedyTemp will not work with a tankless water heater.

Change Your Thinking About Life

What do I do when I get down and out. Well that use to happen to me often and I seemed to suffer with some minor depression. It would seem like time would stand still. I would look at the clock and notice the time. Let's say 2:23 in the afternoon. I would look back to see what time it was about fifteen minutes latter and it would be 2:26. Wow what in the heck is going on with this clock.

I just couldn't believe it seemed like the day would never end. I would just sit there and think about all the stuff going on in my life, good and bad of course. This seemed to last until I was in my early twenties. I just didn't want to feel like this any more. I made a Conscious design not to get depressed period. I never wanted to feel like that again.

I read a book on ESP and in the book it described visualizing a rose as you went to sleep. I started doing this every night and while I was doing the exercise it seemed to make me feel relaxed in a way I never had felt before. The reason for the exercise was to teach you to visualize something peaceful. This in turn would put you in a peaceful state of mind.

Then a thought came into my noggin. What if when ever I start to feel bad or seem to be going into a sort of depressive state of mind I change my thoughts. It worked... I would start to visualize something else that made me feel comfortable and give me a peaceful feeling. Man was I surprised with my results.

Keep in mind I didn't think of this all on my own but I did put the pieces of the puzzle I needed to together that I needed to change my life. It seemed like I could use this form of self control in different parts of my life. If I was at work and someone made me mad.... Well this didn't work all the time... I still got mad. Let's pick something else OK.

I would worry about something on the job that wasn't going right. Then I would get irritated over something else that wasn't even related to what I was worrying about. Why did I take it out on the other person when what I was really mad about was something else. We do this all the time in our lives. We seem to get mad, get even or give up. Why do we do this and what can we do to stop it.

My main point to all of this is we can change our thinking and change our lives. We can learn new things to change our thinking. We don't need to give up hope that we will always be like this. Change the things you don't like about yourself. Do it today. If you need some help there is a great book that will help you change your life for the better.

Building a Shower Pan - In Six Layers by My Count

Building a shower pan is usually left to the pros. That's because you must get the construction right or the shower will leak. A leaky shower is a potential disaster. Now there are tile ready plastic pans that you can use as a base to lay tile on. But the traditional masonry shower pan works great and still is the most common way to get a tile shower built. It's tricky to build, but it's just built in layers from the bottom up.

You see a tile shower floor contains a hidden ingredient. The tile you see on the floor is not waterproof. Neither is the grout. Water goes right through grout and through tile even, so that's why the pan is more than you see. Here's how it's built from the ground up.

The ground being the base which may be concrete or a subfloor. Whatever it is, it must be stable and not bouncy. Often that first layer is a layer of cement board with maybe some tar paper over it. The paper is to keep the masonry that comes next in place until it dries. Meanwhile you have the drain in place and a special drain it is. The drain has two layers of drain holes. The top of the drain is set at the height of the finished floor.

Over the first layer goes a layer of masonry. Now it's a special formula and it's not too watery, but just right. This layer is sloped toward the drain, to the lower drain holes of the special drain actually. That's a secret ingredient. The water that seeps through the floor is heading for the lower drain holes.

Over the first masonry layer goes the next layer. That's in the form of a special thick vinyl sheet. That's what stops the water for good and moves it to the drain holes below the surface of the floor. And how do the drain holes stay open if they're below the surface? It's another trick.

Then over the vinyl membrane goes another layer of mortar. This layer is sloped to the drain too, but such that the finished floor will be at just the right height. This is the base for the tile. Over this base you lay the tile and slope up right to the drain which you see in the shower floor when it's finished. Grout the tile and you're done.

It takes six layers in a tile shower to build the shower pan. A shower built properly will last for many years. The real key is getting the drain in right and getting that vinyl membrane put in just right and sealed so it's really waterproof. This is a lot easier to understand if you can see it done at least once. Building a shower pan isn't complicated, but it's a bit tricky.

Advantages of Framing With Steel Studs

I have heard all sorts of stories over the years of the advantages in framing with steel versus wood studs. One time I even heard you could build an entire house with the amount of recycled steel from a large automobile such as a Cadillac. I find this hard to believe unless you're building a very small home.

My personal favorite for framing with steel studs is that they are extremely straight. I have built nonbearing partition walls using 12 foot 3 1/2 inch wide steel studs and after the drywall you can lay an 8 foot level to check it for straightness on the wall with amazing results.

If you use 3 1/2 inch wide steel studs with 5/8 of an inch drywall you will get an extremely durable and sturdy wall. Framing was steel studs is common in office renovations or remodeling. Most of the steel stud framing is done via the drywall contractors.

Steel studs and termites do not mix. You'll never have to worry about these little buggers or other uninvited house pests damaging your walls.

Over the years I have heard stories that steel framed buildings are earthquake and fire proof. They might be more resistant to fire than wood but keep in mind when metal is hot enough it will bend and warp making it unusable.

When I hear people talking about a fireproof building built with metal framing components my first thought is all of the other materials used in building the house that are not fire resistant. Don't get a false illusion when buying a house framed with steel studs and think it is 100% fire proof.

As far as steel framed buildings being earthquake proof this is another story. I really can't comment too much on earthquake damage to a steel building. The problem with earthquakes is they seem to create fires. So even if you're building does survive an earthquake it could get damaged by a fire in the area.

I have framed more wood homes than steel homes over the years and my steel stud construction is limited to nonbearing partition walls usually located in office buildings. I love framing with metal because of its light weight and ease of construction.

I still love framing with wood. There is something about what framing that I have always loved and always will.

I had been walking down these stairs for quite a while when it dawned on me that the stairs where kind of jagged. Then I realized it was recycled concrete in other words someone's old side walk. They even used the old concrete to make some nice planter boxes and retaining walls. The whole area really looks nice. The landscaping created natural look with a old world look to it.

How do I build the stairs using recycled concrete? Simply put first thing you need to do is get some recycled concrete. If you are going to be tearing up a old sidewalk, driveway or patio then you won't have to look far.

If not you can contact some local general or demolition contractors. They would love to have someone haul away their concrete. The reason for this is they have to pay around five hundred dollars for every ten tons hauled away from the jobs they are working on.

The more recycled concrete you need the easier it will be to get it. If you need a lot you will be able to contact a concrete recycling plant and get the phone number to a local contractor that hauls broken up concrete to their plants. These people can drop off a large load if you have a large area to drop it.

Remember that most contractors don't want to be bothered because they are busy working or planning on working. The easier you can make it on the contractor the more likely you will get what you want from them. They usually aren't interested in doing extra work just to make you happy.
